On a tile roof, the tile is not what keeps water out of your house. The underlayment is. Tile sheds the bulk of the water and takes the sun, wind, and impact — but the actual waterproof plane is the membrane underneath it.

What Underlayment Does
Underlayment is the layer installed directly on the roof decking, beneath the visible roofing material. It performs four jobs:
- Secondary water barrier. Water that gets past the tile — driven under by wind, or through a cracked or slipped piece — lands on the underlayment and is carried down to the eave rather than into the decking.
- Protection during construction. It keeps the deck dry between tear-off and the finished roof going on.
- A separation layer. It keeps direct contact between roofing material and decking, which matters for both moisture and, with some materials, chemical interaction.
- Fire resistance contribution. Part of the tested roof assembly that produces a Class A fire rating — genuinely relevant in San Diego County, where wildfire exposure drives material requirements in many areas.
On a tile roof, the first of those becomes the primary function. Tile is not a sealed surface — it is an overlapping shedding system with deliberate gaps for drainage and ventilation. A meaningful amount of water is expected to get beneath it in a heavy storm. The system is designed on that assumption, and the underlayment is what makes the assumption safe.
Water-Resistant vs. Genuinely Waterproof
These get used interchangeably in sales conversations and they are not the same thing.
Water-resistant materials — felt and standard synthetics — shed water off their surface. They will hold out a lot of water for a long time. But they are mechanically fastened, which means every cap nail is a puncture, and they do not seal around those punctures. Sustained standing water will eventually find a fastener hole.
Waterproof materials — self-adhering rubberized asphalt membranes, commonly called peel-and-stick or ice-and-water shield — bond directly to the deck and are formulated to seal around fasteners driven through them. This is a genuine waterproof plane.
The practical approach on a quality tile roof is to use both: self-adhering membrane in the high-risk zones — valleys, eaves, around penetrations, at wall junctions and any low-slope transitions — with a high-quality synthetic across the general field. Some San Diego installations use full peel-and-stick coverage across the entire deck, which is the premium approach and worth considering given how expensive it is to get back under the tile later.
The economics here are unusual and worth stating plainly. Underlayment material is a small fraction of a tile roof job — the cost is in lifting and relaying the tile. Choosing a cheaper underlayment saves very little and can cost you a decade of service life on a job you will pay five figures to redo.

Felt's specific weakness under tile is heat. The space beneath tile gets hot and stays hot, and over years the asphalt in felt dries out, loses its oils, and becomes brittle. Old felt under a tile roof frequently crumbles when touched — at which point it has been providing essentially no protection for some time, without any external sign.
Synthetic is the sensible default for most San Diego tile work. It is dimensionally stable, will not absorb water, holds fasteners without tearing, and handles the under-tile heat environment far better than felt.

The Tile Roof Timing Problem

The trap is that a tile roof gives almost no visual warning. An asphalt roof telegraphs its age — curling, granule loss, bald patches. Tile looks the same at year 45 as at year 5. Note the spread between the second and third rows. The underlayment itself is a very small share of the total. Nearly all the cost is labor — handling tile is slow, careful work, and tile is heavy. This is precisely why upgrading from felt to a premium synthetic or full peel-and-stick barely moves the total price while meaningfully extending the interval before you do it again.
Ask specifically whether the quote includes decking repair, since deteriorated underlayment usually means some deck damage beneath it, and whether replacement tile sourcing is included if your profile is discontinued.
Signs Your Underlayment Has Failed
- Leaks in heavy rain with intact tile. The clearest indicator. If nothing is broken above the leak, the water is getting past the underlayment.
- Attic staining with no visible tile damage on the corresponding roof area.
- Visible deterioration at the eaves. You can often see the underlayment edge where it laps over the fascia — if it is cracked, brittle, or crumbling there, it is in similar condition elsewhere.
- Black granular debris in the gutters, which can be degraded felt washing out from beneath the tile.
- Slipped or displaced tiles, sometimes indicating that fasteners have lost their grip in deteriorated material or damaged decking.
- Age alone. Past 25 years on original underlayment, assume it needs attention regardless of symptoms.
What to Specify on a Re-Roof
If you are having tile work done, these are the items worth putting in writing:
- Underlayment type and manufacturer by name, not just "synthetic underlayment." Quality varies widely within that category.
- Self-adhering membrane at valleys, eaves, penetrations, and wall junctions at minimum.
- Full deck inspection with photographs, and a per-sheet price for any decking replacement.
- Expected tile breakage rate and who pays for replacements — this should not be a surprise line on the final invoice.
- Batten details if battens are used, including whether counter-battens will be installed to allow drainage beneath the tile.
- Flashing replacement, explicitly. Reusing old flashing under new underlayment defeats much of the point.
- Class A fire assembly confirmation, particularly if you are in or near a designated high fire hazard severity zone.
